What is co-living?

It's where residents share the common areas of units such as living rooms and kitchens while retaining their private personal spaces such as the bedroom and bathroom.

Do you accept pets?

Of course. We love our fury friends, but we do have some limitations on breeds and a few other things. The big thing is we want to make sure your roommate is also good with a pet.

Are there options for couples or families?

We have suites that can accommodate couples and families. They would rent the whole apartment (both bedrooms) and not be in a coliving suite.

Can I rent the whole apartment?

Yup. We have a few one bedrooms and some of those have dens. You can also lease both bedrooms and take the whole two bedroom unit.

Are these apartments and area specifically recommended for students?

Anyone that meets our rental qualifying criteria is welcomed to live at Flagship Kern's

What leasing options are available?

We offer leases from August - July.

What is a guarantor and do I have to have one?

A guarantor is essentially a co-signer. With a qualified guarantor, we do not require a security deposit. While a guarantor is not required, it is recommended for residents who do need to have the required income or credit score.

Can I apply online?

All applications submitted to Flagship Kern's are done via our website and online portal.

How much is the security deposit and is any of it refundable?

We do not require a security deposit at this time.

Is there an application fee?

There is a $50 per person application fee

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

Qualifications include an income-to-rent ratio of 3.5+ for all guarantors (2.5+ for individuals), a minimum credit score of 600, and passing of a basic background check.

Is there a late fee for overdue payments? Is there a grace period?

While rent is due on the first of each month, a grace period is extended until the 5th. On the 6th at 12 AM, 10% of your installment amount will automatically be posted to the resident's account.

Is renter's insurance required?

Renter's insurance is required. We do not require content coverage but do require a minimum of $100,000 in personal liability coverage.

What happens if I need to move out before my lease expires?

Residents are financially responsible for the entirety of the lease, regardless of when they move out.

Can the apartment be sublet?

No subleases are allowed at Flagship Kern's, although we do offer lease takeover opportunities.

What are the occupancy limits?

1 occupant per bedroom

Can I request a specific apartment?

You can, but that is a preference and we will try our best to accommodate it.

What are hours of the leasing office?

The office hours are Monday - Friday from 9am to 6pm. We are open on Saturdays from 10am to 4pm. We are closed on Sundays.

What are the hours of the clubhouse, pool, and fitness center?

The clubhouse and fitness center are open 24-7 for residents. The pool is open 10AM - 6PM on weekends 10AM -9PM

Do you allow pets? What is the pet policy?

Yes, we allow pets. They must go through a pet screening process for approval.

What is the policy for snow removal?

Snow removal is requested by management at the discretion of the property manager. We recommend all residents err on the side of caution and refer to guidance posted by local authorities regarding weather conditions.

Are there building quiet hours?

Building quiet hours are 10PM - 7AM

What decorations or changes to the apartment are prohibited?

Residents are permitted to decorate the apartment to their style but are subject to fees if the apartment is not returned to its original state prior to move-out.

What is the procedure for moving in/out?

All residents moving in or out will need to contact the office staff to discuss the move in/out procedures.

Is there public transportation nearby? What stop is closest?

The KAT bus picks up at the bottom of the hill in front of the property

How much traffic is there in the area? Are there any times during day/night that it is heavy?

Slightly more traffic during rush hours and heavy traffic during UT game days

How do I get my packages?

We have a parcel room that is accessible 24-7 to residents

How do I reserve community amenities?

You can notify management if you need to reserve any amenity

What security features does this property offer?

We have surveillance cameras in the clubhouse and buildings and all doors require a key fob to enter.

Is there laundry on-site?

Each unit has a washer and dryer

Does this community have a pest control service?

We have pest control spray the property every month, and individual units at your request

Do you offer valet trash service and/or recycling?

We offer valet trash

What kind of kitchen appliances are in the apartment?

Your kitchen is equipped with a dishwasher, microwave, stovetop, oven, refrigerator, and disposal.

Are washers and dryers available?

Each unit is equipped with a Whirlpool washer and dryer
